A remodel goes smoothly when the big decisions are made before the first cabinet comes off the wall. Here's the order we recommend.
First, decide on the layout. Keeping sinks, toilets, showers and the range where they are keeps plumbing and electrical costs down. Moving them is possible, but it's the single biggest driver of cost — so decide early whether it's worth it to you.
Next, choose your main materials: cabinets, countertops, tile and flooring. These have the longest lead times, and ordering them before demolition starts keeps your kitchen or bathroom out of service for the shortest time.
Plan for what's behind the walls. In older Houston homes, opening a wall can reveal water damage, old plumbing or wiring that needs updating. A good contractor builds a little room for this into the plan instead of surprising you halfway through.
In bathrooms, don't cut corners on waterproofing. A properly sloped, waterproofed shower pan and cement backer board behind the tile are what keep a beautiful shower from becoming a moldy one in our humidity.
Finally, agree on the schedule and how you'll live during the work. Knowing which days you'll be without water or a kitchen makes the whole project easier.
